§ 153.049. HEIGHT, YARD, AREA AND LOT WIDTH AND DEPTH REGULATIONS.

(A) Height regulations.
(1) No height limitations shall be imposed for agricultural buildings except where hazardous conditions may result.
(2) No residential building, hereafter erected or altered, shall exceed 35 feet or two and one-half stories in height.
(B) Yard regulations.
(1) Front.
(a) There shall be a front yard setback of not less than 130 feet from the center line of all federal, state, county and county-state aid highways, except for divided highways which will require 100 feet from the highway right-of-way line.
(b) There shall be a front yard setback of not less than 65 feet from the center line of all other public rights-of-way.
(c) Where a lot is located at the intersection of two or more roads or highways, there shall be a front yard setback from each road or highway side of each corner lot. No accessory buildings shall be allowed within the required front yard.
(2) Side. There shall be a side yard having a width of not less than 50 feet on each side of a building.
(3) Rear. There shall be a rear yard having a depth of not less than 50 feet.
(C) Lot area regulations. Every lot or plot of land on which a single-family dwelling is erected shall contain an area of not less than one acre, except that the one acre minimum shall not apply to the sale of existing farmsteads or to lots of record that were recorded prior to June 3, 1981.
(D) Lot width and depth regulations. Every lot or plot of land on which a dwelling is erected shall have a minimum width of not less than 150 feet at the building setback line and a minimum depth of not less than 175 feet. No lot shall have a depth greater than three times its width.
