§ 153.104. HEIGHT, YARD, LOT SIZE AND COVERAGE REGULATIONS.

  • (A) Height regulations. None.
    (B) Yard regulations.
    (1) Front.
    (a) There shall be a front yard setback of not less than 15 feet from any right-of-way, except that for any building exceeding two stories in height, there shall have an additional front yard setback of one foot for every one foot that the building exceeds the height of 30 feet.
    (b) Where a lot is located at the intersection of two or more streets, there shall be a front yard setback on each street.
    (2) Side.
    (a) For buildings not exceeding two stories in height, there shall be a minimum side yard setback of five feet.
    (b) For buildings exceeding two stories in height, there shall be a minimum side yard setback of five feet plus one foot for each one foot of building height over 30 feet.
    (3) Rear. There shall be a rear yard setback of not less than 20 feet.
    (C) Lot size regulations.
    (1) Lot size. The minimum lot area shall be the area necessary to meet the required setbacks, parking, loading, buffering and other requirements set forth in this chapter.
    (2) Lot width and depth. Every lot or tract of land shall have a width of not less than 50 feet abutting a public right-of-way and shall have a depth of not less than 140 feet.
    (D) Lot coverage regulations. Not more than 40% of the total area of the lot shall be covered by buildings.
